December has arrived! That means many things in our business. Holiday parties, gifts, drinking and food. It also means that it’s time to get prioritized and your business plan together for the next year. Yes, I know that EVERYONE talks about these things at this time of the year but guess what?? Most Realtors do just that…talk about it, but don’t actually do anything else. Setting December real estate goals and action plans takes time, effort, and a real plan. Making the #1 mistake Realtors in December will also hurt you in the short and long term…and that is taking the month off all together. Yes, you deserve a break after a lot of hard work, but take the time to set the groundwork for next year so you can start the year off successfully. Here are some helpful tips to make December great, and set the stage for a kick butt 2016.
As I teach real estate marketing classes and meet with agents throughout Northern Virginia and Washington DC, I get asked a lot of questions about technology, blogging, video, WordPress, and more. Many of these questions are similar and I felt that the best way to address some of the top blogging questions I receive is here…my website. My storefront. I don’t have the ability or time to address every single question I get from real estate agents, but I will address the most common questions that are the most common. It will be helpful to those agents who have decided to learn and understand WHY creating effective content results in online leads, clients, business, and commissions. It is without debate that video in real estate is here to stay. It is the “new kid on the block” for real estate marketing and agents are jumping on board. Some faster than others, but as I make my way around Northern Virginia/Washington DC more of the questions I’m receiving center around video. How do I set up my YouTube Channel? What camera should I use? How often should I do videos? What topics should I be discussing in my videos? The list goes on and on. Getting consumers and prospects to your YouTube channel is important, but does the amount of YouTube Subscribers you have matter? More is better right? Let’s talk about it.
Ever hear the expression…“Failing fast is a lot better than failing slow?” I think this applies to most businesses because the faster you fail, the faster you learn and overcome the obstacles that set you back. Many of my Realtor clients here in the Northern Virginia/Washington DC area are now starting learn and understand the many benefits of using Video in Real Estate. Having said that, many Real Estate agents are still fearful of getting in front of the camera and shooting videos. You could say that they have a fear of using Video, but of course we know you can overcome by just doing. What they don’t realize is that videos are NOT shot and filmed in 1 take. Usually it takes many times to get everything just right, even if you are reading off a teleprompter. This is how Real Estate video bloopers are born.
Having been in the Title Insurance Sales “game” for over 8 years I have seen pretty much everything…but I don’t know everything…still gaining knowledge. I’m learning more new things as I build my career and hopefully you are trying to learn more as well. When I started in the business in 2005 I didn’t know much about how to “sell” to Realtors. I didn’t even know what a FSBO (For Sale by Owner) was. Ahh…that was a long time ago. I didn’t have educational videos and websites (like this one) on how to be a better Title Insurance Sales Rep to help me. I had to “fall forward” and learn as I went. And boy did I fall! When you fall there is only way to go and that is up. It also didn’t help that for the first 3 years I was in the Title Insurance business it was 2006-2009 in Phoenix, AZ where the market totally collapsed, and at one time we had 57,000 homes on the market and 75% were Bank Owned (Foreclosures) or Short Sales. That was rough…but the strong survive! Going into 2014 whether you are a new Title Insurance Sales Rep or very experienced there are things to learn and others you should strive to implement in your business. Remember…YOU need to be the solution to every Real Estate agent’s problem. Whatever that is…that is what YOU need to be.
Huh? What is “Vlogging?” It is something you are going to be doing in your Real Estate marketing very soon…you just don’t know it. Vlogging in Real Estate is becoming more and more popular because many people don’t like to spend a long time writing blogs. Writing a 700-1200 word blog does take some time and not always easy if you don’t know HOW to use the right keywords or meta-tags that allow you to get “found” by the search engines. As we can see from the explosion that is YouTube, Vimeo, Live Leak, and other video sites that Video in Real Estate is HUGE and will continue to grow as long as your target client (the consumer) keeps demanding it. YouTube is now the 2nd largest search engine in the world and Google owns it. Google is heavily incentivized to rank your Videos. Hence…enter Vlogging in Real Estate, how to get started and the top reasons as to WHY you should jump in feet first.
I have been saying this for a long time and if you have read any of my previous blogs I like to state that in the online world of blogging, video, and content marketing it is all about being “something to someone” vs everything to everyone.” This applies especially to blogging in Real Estate and content marketing. As a Real Estate agent you are tying to market to people that have a home buying or selling need right? That is great…but a home buying and selling need where? What price point? First time home buyer or move up? Short Sale or Equity Sale? Subdivision specific or town/city specific? Why is this so important you ask? Because that is HOW people search online! That is how YOU search online. By blogging in Real Estate hyper-locally it allows you to own and dominate your marketing area.
If you have read any of my prior blogs you notice that I reference Video as not only the future of Real Estate marketing but it is the present. The small percentage of Realtors that use video in their Real Estate marketing are seeing HUGE dividends. People love watching video and more than likely you do to. If you could see a Video of a home you were looking to buy or answers to questions you have about the market, buy/selling a home or Short Sale vs Foreclosure, a video is more powerful than just words. Since most Realtors don’t use Video in their business, this is a good sign for YOU the Realtor who wants to. So you have shot your video(s), now how do you get that video into your blog?
