As the Director of Sales and Marketing for Stewart Title and Escrow in the Northern Virginia/Washington DC area I meet with Real Estate Agents and Mortgage Lenders everyday. Each person that I meet with has different needs but they also have some of the same things in common. One of these common things is…they ALL would like to know how to shorten their sales cyle. It makes sense…if you can shorten your sales cycle then you should have to deal with less objections to overcome, close more transactions which leads to more commissions, etc. There is one thing that only 2% of Realtors use in their business but it is the 100% way to shorten your real Estate sales cycle. I was doing a small presentation today for about 10 Realtors and the topic came up about Facebook. I get a lot of questions about Facebook and what are my “opinions” on how to use it for Real Estate and be most effective. I gave a few insights just to get a topic of conversation going. Without hesitation several agents chimed in with their view and what they they thought was best. All of the information was good to hear as all aspects are good to hear. Since Realtors are the gasoline for most of my blogs I thought I would share the Do’s and Don’ts of using Facebook for Real Estate Marketing.
Do you like free things? Do you like cheap money? Do you want a lower mortgage payment? I do! You should be refinancing with the Christian Hartung Team at George Mason Mortgage. Now is one the best times in history to refinance your existing mortgage(s). Let me back track. Back in 2004-2006 the home prices around the country shot up like a rocket. As much as 47% in one year…like in Phoenix, AZ where I lived for 10yrs. Well…what goes up usually comes down and that was the case not only in Phoenix, AZ but in most parts of the country. The economic downturn of 2008 plummeted home values and caused thousands upon thousands of homeowners to either short sale their propertie(s) or just walk away and foreclose. The Federal Govt then took action to keep people in their homes by doing loan modifications, lowering interest rates steeply and coming out with other loans like the HARP or HARP 2.0. As you can imagine as prices came down along with interest rates, it also created a buying frenzy, (still going) and that in turn has seen home values starting to increase once again. That leads us into today…
I was meeting with a Realtor at lunch today and she and I were talking about her business and how Stewart Title and Escrow could help provide solutions. I asked her what kind of Title Company Marketing she was currently getting from our competitor? Like 99% of Realtors in the DC area…she told me that her current Title Company offered little to no marketing services…except for gimmicks. What she needed was real business solutions. As a Realtor you world is ever changing especially as it applies to marketing to consumers. If you don’t know HOW TO or WHAT TO do…how do you learn? Is there someone that can teach you this new way of marketing? A partner in business perhaps? As Real Estate agents you need answers to questions and help with your business as things change and evolve. There is one party that fails you over and over…that is the Title Company. Let me explain:
Real Estate agents and Mortgage Lenders help people every single day with either financing or selling homes to people that they will own. Ownership is something that we all take pride in. Owning homes, cars, iPad’s, and all kinds of other things. We like to “own” things…agreed? It makes us feel good…a sense of accomplishment. Since we are in the business of helping people own homes I find it puzzling when I meet with Realtors and Lenders that I find out there is very little of their business that they own. The worst part is that they don’t even know or realize it. Let me explain:
